Bancaja who were in a big player in the mortgage market for both residents, developers and non-residents are somewhat subdued at present.
Bancaja have very good offerings on loans where the property is being bought direct from them or from a development they have funded. At present for non-residents, they can offer up to 80% with nothing to pay for three years and 100% for residents of Spain.
For loans outside their own property portfolio terms are not very good. Rates are relatively high with linked products attached and loans approved by central risk can be overturned by local branch managers giving little comfort to a client who has to pass over non refundable deposits before completion.
Banacaja are one of the few banks promoting and offering to tax residents of Spain immaterial of nationality a lifetime style loan for older applicants wishing to release equity with no payments made until death.
Bancaja like many banks will not do re-mortgages which is difficult to understand given it must be less risky to take over a performing loan then lending to a completely new applicant.
