BBVA Spanish Mortgages
BBVA are one of Spanish largest banks with many activities outside Spain and the only bank giving Santander any real competition in terms of size.
BBVA as a lender are an anomaly. On occasions, they provide loans at terms that are well below the average market and to clients other banks will not touch and then conversely reject or will not consider perfectly acceptable clients.
Much of the decision-making still rests unlike with other banks with local managers and whilst most mandates have disappeared if a branch manager supports it is most likely it will be approved. Final approvals are not given until a valuation has been undertaken so financial approval first is not available. This means clients may pay for a valuation and then find they are rejected from a financial perspective and holding a valuation they cannot use elsewhere.
Where BBVA also fall down is they are less than transparent about their products, provide little or no guidance to clients on what to expect leaving clients after signing with elements in their mortgage deed they were blissfully unaware of before they signed.
Customer service is poor and all documentation in Spanish unlike many other banks it is rare for BBVA to ensure in non resident areas a fluent English Speaker is available at all times.
